Paulownia tomentosa is a tree of Japanese origin, known in Japan as kiri. In Oxygenia it is not simply landscaping: more than 25,000 trees across 34 hectares form the ecological backbone of the entire settlement.

What paulownia actually is
Paulownia stands out for its rapid growth, its large green leaves and its striking flowers. It reaches up to 20 metres, improves the soil and holds back dust and noise effectively. During photosynthesis it releases a record volume of oxygen, which is what makes this tree remarkable at the scale of a whole settlement.
When thousands of these trees grow on one site, the individual trees stop being the point. A microclimate forms: cleaner air, lower summer temperatures and noticeably less noise.
Four reasons for this particular tree
Oxygen
A large leaf surface and a fast growth rate together mean intense photosynthesis. The result is oxygen rich air in your own garden.
Shade
Broad leaves create generous summer shade. That is not only comfort, it is also less load on your cooling system.
Soil
The root system improves the soil and helps hold its structure together, which matters most on sloping ground.
Dust and noise
Dense planting works as a barrier: it traps dust and reduces how far noise carries between neighbouring plots.
„Our aim is to preserve as many trees as possible while the settlement is being built.“
The Oxygenia approach
Four seasons with paulownia
Spring
Flowering season. The tree blooms first and only then comes into leaf, which makes the spring view distinctive.
Summer
Leaves reach full size. The plot sits in dense shade and stays cooler than open ground.
Autumn
The leaves turn and fall. This is the easiest season for walking the land and planning a build.
Winter
An open silhouette lets more sun through, and the view towards the Caucasus is at its clearest.
A care calendar
| Period | Main work | Priority |
|---|---|---|
| February, March | Formative pruning, removing dead branches | High |
| April, May | Flowering season, soil care | Medium |
| June to August | Watering in dry spells, supporting young trees | High |
| September, October | Managing leaf fall, mulching | Medium |
| November to January | Dormant season, sanitary inspection | Low |
This calendar is a guide. The actual work depends on the age of the tree and the position of the plot.
You are not on your own
Oxygenia gardeners help residents care for the dozens of paulownia trees growing on their plots. Keeping the forest is a shared system across the settlement, not an individual burden.
What this means for a plot owner
- A mature forest setting that would otherwise take years to create
- Natural shade over the garden and terrace from your very first summer
- Privacy from neighbouring plots without adding extra fencing
- Clean air and a noticeably lower noise level
- A landscape that changes with every season
Frequently asked questions
Paulownia is one of the fastest growing trees in the world and reaches up to 20 metres in height. That is exactly why Oxygenia was able to create a mature forest environment in a relatively short time.
Its very large leaf surface combined with a rapid growth rate means intense photosynthesis, and photosynthesis is when the tree releases a record volume of oxygen.
Yes, paulownia is deciduous. In winter its open silhouette lets more sunlight reach the plot, while in summer the broad leaves create generous shade.

Paulownia flowers in spring, and that period is what makes the setting particularly striking.
